Mass rezoning process continues, master plan draft nears completion

MACOMB TOWNSHIP — Three of six phases of mass rezoning in Macomb Township are now complete.

At the Oct. 5 Macomb Township Planning Commission meeting, the mass rezoning process continued.

Rezoning was approved from residential one-family suburban to residential one-family urban. It was approved for four sections of the township.

“We’re getting rid of one category, something that should have taken place when the 2008 master plan was approved,” Planning Director Josh Bocks said. “The ordinance does not match the master plan.”

He added that the mass rezoning is done in six phases, with the approved rezoning at this meeting being the third.

The newly rezoned category allows for a slightly larger density per acre.

“Owners can continue living as is,” Bocks said. This will not affect taxes and will be based on use. This will not prevent landowners from seeking a different land use in the future.”

He mentioned that there currently isn’t interest for any of the rezoned properties to be developed.  

Additionally, a special land use was unanimously granted for Life Yoga. It will be on the north side of Hall Road, west of Heydenreich Road.

Bocks said the property is zoned general commercial. The land use does apply for this development.

“We look that they’re compatible with the other businesses,” he said.

Dino Scolis, the property owner, said the yoga studio would be a wonderful fit and is trying to promote business in the community.

The existing building is 25,000 square feet. Half of it is occupied by Sargent Appliance. The yoga studio would be between the appliance store and Pizza Hut.

The plan is for Life Yoga to relocate from its current location in Clinton Township, to Macomb Township.    

The commission also recommended distributing a draft of the master plan to neighboring communities, Macomb County, utilities and railroads for comments.

Macomb Township Planning Consultant Dave Scurto said the draft is about 80% complete. He called it a living document until it is adopted.

From the time the plan is distributed, there are 63 days to return advisory comments.

The Board of Trustees was set to approve the distribution at its Oct. 13 meeting, after press time.
