Shelby Township hires contractor to renovate activities center building

SHELBY TOWNSHIP — A contractor for the planned renovation of Shelby Township’s new activities center has been chosen, as work will begin soon on the building.

The Shelby Township Board of Trustees voted unanimously to approve awarding the contract for the activities center renovation project to Brencal Contractors Inc., of Warren, at its April 16 meeting.

Joe Youngblood, the Parks, Recreation, Maintenance, Nature Center and Senior Center director, said that the staff is excited for the renovations to begin and that the renovated building will allow the township to have more programs available to residents.

“Our parks, recreation and senior center staff is very excited for the renovations to begin. When our patrons walk into the door, it will look like a brand-new building. With the size of the building — having additional classrooms and a gymnasium — we can definitely expand on our leisurely and active programs,” Youngblood said.

The 25,000-square-foot building previously was the Boys & Girls Club at 21 Mile and Hayes roads, which the township purchased last year for $2.25 million in cash. The township knew the building would need some renovations.

Proposals for the project were publicly opened March 26, and four total proposals were submitted to the township.

The lowest bid was submitted by Brencal Contractors Inc. After the township, architects and engineers reviewed the proposal, conducted interviews and checked past work, it was agreed that the contract be awarded to Brencal Contractors Inc.

The contract is part of the $1.5 million in renovations and remodeling expenses approved by the Board of Trustees at its Oct. 16, 2018, meeting.

The contract will include a base cost of $795,000 and a 20% construction contingency of $165,004; a total of $990,023 will be set aside for the project. The cost of the project will be taken from the capital improvement fund. A contingency allows for funds in case something else is needed for the project.

The base cost of $795,000 includes $541,988 for architectural projects, $200,000 for civil projects, $41,462 for mechanical work and $11,550 for plumbing work.

The renovation project plan includes demolition, roofing, glazing, painting, flooring, plumbing, electrical work and more. The agreement states that the project will be done within 65 days from the start of the project; the project is planned to be completed by Aug. 15.

Shelby Township Trustee Lynn Wilhelm said that the township has been working to get the right group for the job. This is one of many projects that the township has planned for this year.

“They’ve been working really hard to find the right contractors. We will attain Brencal Contractors. I know that they have got some great references both from AEW (Anderson, Eckstein & Westrick) and Fazal Kahn, and they are looking to complete the construction in August sometime, which will follow the 21 Mile Road fix,” Wilhelm said.

The activities center building is located at 14975 21 Mile Road.
