Rezoning requests approved for possible senior living center

MACOMB TOWNSHIP — An independent living community, as well as an assisted living community, may be coming to Macomb Township.

A public hearing was held at the May 21 Planning Commission meeting for a pair of rezoning requests. The requests were from a residential one-family suburban to residential multiple-family medium density.

The motion to rezone the parcels was unanimously approved and now heads to the Macomb Township Board of Trustees, likely for a June vote.

The area in question is on the west side of Romeo Plank Road, north of 23 Mile Road, next to St. Isidore Church.

Dave Baylis, the president and chief operating officer of PVL Investments, said the business is the owner/operator of senior living communities throughout the Midwest and is based in St. Louis.

“We currently have 15 properties, three of which are in Michigan,” he said. “We come in and build our buildings, but as owner/operator, we become a neighbor and fully intend to intertwine ourselves in a community.”

The facility would be called Provision Living.

Macomb Township Planning Supervisor Doug Plachcinski said the purpose for rezoning the two parcels is to combine them and develop a senior living community.

“This particular unit is to extend the driveway out to Romeo Plank so there are two means of egress to the site,” he said.

Parcel 1, off of 23 Mile Road and across from Ascension St. John Hospital Health Center, is 17 acres and under contract with PVL Investments. Parcel 2 consists of two acres.

The township master plan identified the parcels in question to be six units per acre. Baylis said there would be 160 independent living units and between 60 and 100 assisted living units.

The independent living facility would be three stories. The assisted living facility would be one or two stories.

Parcel 3 would be used as an exit, and parcel 2 would be a combination of units and road access.

“The primary purpose was for access, but there are wetlands on the western portion and we want to avoid those,” Baylis said. “Our desire would be to shift the development over.”

The next step is for the Board of Trustees to approve the commission’s recommendation for the rezoning, prior to unveiling the site plan.

Also on the agenda was a request for a ground sign to be installed in front of Beyond Self Storage, located on the east side of Hayes Road, a quarter mile north of 22 Mile Road. The request was approved and the storage facility is scheduled to open soon.
